What we like about this property

There’s always a kind of wistful beauty and grace with age, and when sensitively restored it can transcend time. A lifelong labor of love with a story that spans generations, this 18th century former water mill has been transformed into a remarkable vacation home in New York. One of a handful of gems left in upstate New York’s Hudson valley area, we love the light modern transformation of the spaces that still gives life to the lovely old stones and the sights and sounds of the waterfall cascading outside.

Description

Two hours north of NYC in the verdant Hudson Valley, this stately 18th century water mill has stood the test of time and is one of the many mills and historic industrial buildings that have existed throughout the area for centuries.

Abandoned for many years, the structure was a lovely ruin and a hollow shell except for the steel beams and the stone walls that remained standing. Discovered in the 1960s, the home became a lifelong project of an upstate family and the childhood home of the current owner whose architect and interior designer parents set about restoring and transforming it into the vacation home it has become.

Carefully preserving the foundations and existing stonework, the duo converted the borderless spaces into two smartly designed floors of living space. The ground floor living and dining area is centralized around the stone hearth with rustic plank floors, french windows and lofty double height ceilings. The design is modern without being austere and created with an intimacy in mind.

There’s a fully equipped eat-in kitchen with an additional breakfast nook and doors that lead to the gardens. Smartly but lightly decorated with a mix of vintage and antique pieces and original art from the family’s collection, the home exudes warmth and effortless style.

Upstairs the en suite master bedroom comes with it’s own wood burning stove and double french doors leading to a small balcony. There are two additional double bedrooms, one with a loft bed perfect for kids and each with waterfall views.

There’s a cozy sitting room with a wood burning stove and French doors leading out to the large deck and courtyard with a grill and dining space for ten. Here there are more remnants of the old stone structure with the original well surrounded by wild green landscape.

At the upper edges of the property is a peaceful pond that feeds the rushing waterfall and streams below in a serene and scenic tableau.

ADDITIONAL FEATURES

Wifi throughout, satellite cable TV with DVD player, stereo audio system with CD player and music library, land line telephone, laundry facilities, outdoor grill, private parking.

AROUND

A couple of hours north of of New York City in the Hudson Valley, Millbrook is a charming village of galleries and antique shops, cafes and restaurants surrounded by verdant mountains and scenic natural resources for exploring. With some areas dating back three hundred years, the valley features many historical sites, old towns and villages and stately mansions to tour. Home to the Culinary Institute and a thriving locavore movement, the area is considered one of the country’s best gourmet regions where you can browse the very best at the local farmers markets and pick-your-own farms. Nearby Rhinebeck is a historic village with a quaint small town vibe and charming tree lined streets dotted with unique shops and restaurants. The Hudson River snakes through the region and there are numerous scenic parks, lakes and countryside hiking trails to explore. Just across the river from Woodstock and Kingston, the town is within reach of the Catskills and sits halfway between Hudson and Poughkeepsie.

NATURE ALERT! The property is situated beside a natural flowing stream that actually runs through the side of the building and is surrounded by wild green landscape, so when you venture out on the property you might, if you’re lucky, encounter deer, rabbits, eagles, beaver, turtles and fireflies. However, your experience with nature might involve seeing non-venomous water snakes, crazy looking bugs and scary spiders. And while we have your attention, we would also like to point out that although extremely rare, a bat has been known to fly into the building. In the summer of 2018, we installed sonic devices and outdoor bat houses to keep them out but can’t guarantee their effectiveness. You might also see a spider inside the house due to the exposed stone walls and although we do our best to keep them out, the occasional cheeky mouse might pop in. If you are not comfortable being so close to nature then it could be that the property is not for you and that you would be happier in a more traditional rental.
- The stairs leading up to the mill may not be suitable for the very elderly or infirm.
- In autumn and winter, the central heating is switched on but wood stoves and space heaters in bedrooms may have to be used for additional heating. In summer, there is one AC in the main living room and one in the master bedroom but everywhere else only has fans. The Mill’s stone walls do a great job at keeping it cool but it can still be a bit humid at times.
- Sorry, no young children due to liability concerns.
- Although you can't see any neighboring houses from the Mill, you can hear the road (Route 82), and the road bridge is visible from the waterfalls.

I almost don’t want to write a review for fear that I will reveal to the entire Airbnb universe just how special and amazing the Salvato Mill is… But with Michele and Ariana’s hospitality, clear communication and all around good vibes – one can only spread the love. Everything about the Salvato Mill is incredible. The pictures are accurate, but can’t even begin to describe just how magical the entire place is. Such a neat place and an easy commute from NYC. I can’t think of any better getaway… You have to see it to believe it!! Already planning my next trip to the Salvato Mill – can’t wait to see it at another time of year!

Such a gorgeous and unique spot! Really, if you enjoy soulful architecture, this place is totally worth it. Rustic but stylish. Fireplaces and wood stoves everywhere to make it extra cozy. We went with kids but found that it was totally doable (though the host did warn us there are steps, etc, just to be sure we were informed)–the children ranged for age 3-7 but there were no issues at all. Hope to go again in the summer so we can be inside the water instead of just looking at it!

The house is very cool and rustic. Has some nice modern touches but still has the “old mill” feel. Very nice house for privacy.

Incredible property. The house was the star of the show during a lazy weekend in the Hudson Valley. Would absolutely recommend!

What a lovely and magical place! Words can not describe the way we felt by being here with our family . It meant sooo much! :) The house had everything you could ever need, kitchen was well stocked, upstairs there were clean towels and sheets that smelled great for all the beds our car battery died and they even had the jumper cables to get it going. The host was great! My favorite room was the one that had the waterfall right under us falling asleep and waking up to the sound of the creek was AMAZING! Would love to come up again and again!

Incredible mix of old and new(ish). One of a kind 1750 stone mill redesigned by architect as family home in the 70s, maintains all of the thoughtfulness that went into designing, right down to the cooling utensils. If you love design and attention to detail, this will definitely blow you away. Good mix of indoor and outdoor communal spaces, and amazing integration of the space into nature. Wake up to the sounds of the waterfall flowing under the house and be greeted by the resident blue heron in the ponds. Bring all the cooking supplies (including salt, pepper and oil – which the owners communicated clearly in advance) but otherwise get ready to be transported in time with each detail in this amazing home. Looking forward to coming again!

The Mill is an incredible place. Close to town (5-10 min) yet private. It is peaceful, serene, and a great place to recharge. The owner and property manager made checking in and out easy. They provide a extensive house guide as well as a guide of local activities and places of interest.

A very special place. Interesting history and design. Great indoor and outdoor common areas. You will have fun listening to the water which actually runs under part of the old mill house.

Ariana and Michele were super responsive and helpful related to all our inquiries for all things related to the house.

Beyond that, the house was incredible, with really cool architecture and design, and a stellar location. Loved this house.
