This amazing 500 m2 historic house (built in 1938) is on the list of  protected monuments as a house of exceptional architectural value between the Two World Wars.

Description

The owners of this luxury villa in Dubrovnick nurture the concept of interesting and functional spatial design where all interior design elements were created by renowned international and Croatian designers (Charles & Ray Eames, Eero Saarinen, Jean Prouvé, Eileen Gray, Foruse, Konstantin Grcic, Hee Welling, Otto Blümel, Maarten Van Severen, Grupa Numen/For Use etc.) in an eclectic mix of Art Deco and Mid – Century modern pieces collected through the years.

Many of furnishings can be found in well known museums of contemporary art, such as MoMA in New York.

The paintings and artistic installations in the villa are also by well known artist Nikolina Šimunović whose main inspiration is to to create art celebrating Dubrovnik and its region.

On the ground floor there is a large professional kitchen, a dining room with a wine fridge (great collection of Croatian and World wines), an en suite bedroom with 2 single beds, an artisticly painted living room and bath. 

The first floor has a beautifully designed en suite master bedroom with , a salon – living/bedroom, a dining room  and a wardrobe area.

On this floor, guests experience the history of  past decades, while playing piano or enjoying magnificent views of Old Town and Lokrum island from a 1920s Bibendum armchair. From the master bedroom there is entrance to the hot tub from where the stars are even brighter while drinking champagne.

The second floor has a en suite bedroom and balcony from where the view is almost impossible to beat. At the end of the hall is en suite bedroom with sea views.

The black and white mirror room with luxury Devon and Devon bathtub ( 13 m2 ),  is romantic heaven for couples with views of the Adriatic.

The attic contains an additional en suite bedroom with a book corner where book lovers can enjoy reading the fine literature provided. This area has its own unique character,  and was inspired by sci-fi space ships. 

The villa has three terraces providing signature panoramic views! 

The main terrace with swimming pool is 130 square meters, 

while the second terrace with hot tub and BBQ is 15 square meters and offers a spectacular view of the island of Lokrum. The third upper terrace (9 m2) is a peaceful and private pleace to relax.

AROUND

One of the Mediterraneans most beautiful cities, Dubrovnik the city of stone is surrounded with 1,940 m long stone walls. A tour of the worlds second most frequented open-air museum will definitely take your breath away. 

The fantastic views will inspire you to take some photographs, and the sights that you will capture will continue to amaze you over and over again. Visit the museums of Dubrovnik, taste some of the delicious Mediterranean specialities at the taverns and restaurants of the Old City and complete the treat with a cup of coffee in Stradun. Everything is just a few minutes walk from the villa.

The villa sits within easy distance of the old center of this UNESCO-protected fortress city, and the island of Lokrum is a 15-minute taxi boat ride from the Old Town. In the center of the island there is a crystal-clear salt lake and the ruins of a Benedictine monastery and Fort Royal.

The Elaphiti islands are just a short boat ride from the Old Town as well, and are full of pristine beaches, like Šunj on the island of Lopud, covered in fine, white sand. For extreme seclusion, try the island of Koločep.

Other excellent beaches include Lapad, which is perfect for families, and Banje, a white pebble beach just off the Ploče Gate near the Old Town.

    Magical hosting in a magical city!

    I spent my holiday for the 1st of May in Villa Paulina. The villa is very good located – on the sedside, in cozy street, but very close to the Old Town. Hosts were very polite and kind all the time – they took very good care of us and had patience for all of ours ”special wishes” – even if we didn’t announced them before.

    The house is charming – we loved its’ retro look outside, as well as the luxury interior and unique painted walls. Two days we also had a dinner made by the chief of the villa – they suggested us the menu, we accepted it – and weren’t wrong – it was a rapsody for the palates.

    The city as itself I would describe with just one word – magical. You should not miss it!

    Ivan was a terrific host. Always replied straight away and made the whole trip easy, start to finish. He arranged our transfers from the airport and even allowed us to leave our bags at the property before check in. Him and Ivana could not do enough for us, from bringing us coal for the BBQ and even shopping for the meats for us, to keeping the place in immaculate condition through out, The house itself was incredible. About a 10 minute stroll to old towns gates with amazing views over the Adriatic and to Lokrum Island, you couldn’t ask for better. The pool is about waist deep but with a current machine so you can have a good swim, then warm up in the hot tub just by it. all the rooms were high ceiling and so very tidy. not a single complaint. I can’t thank Ivan enough for topping off the holiday by providing us with a place we could return to and relax like royalty. Will certainly be looking to stay here again.

    My husband and I can’t say enough about the Ivan, his staff, and the villa. We stayed here with 7 friends during our wedding week & it was perfect. The villa is incredibly beautiful and spacious, and has a great location. Couldn’t recommend staying here more!

    My family and I really enjoyed this property and it’s proximity to the old town. The photos are very accurate and captures the property as it is in its true essence. Of note: I usually stay in 5 star hotels and have never stayed in an AirBnB before. This was a tremendous experience overall and the location with breathtaking views of the sea with just a short walk to old town was a plus. I highly recommend this property.

    his house was absolutely incredible. It was one of the highlights of our trip to Dubrovnik. The view is absolutely stunning with the infinity pool overlooking old town Dubrovnik. Ivan and Ivanna were super nice and allowed us to drop off our bags early before we checked in so that we could explore the city walls. It was a great experience with two very great hosts. Would definitely recommend.

    Our stay at Villa Paulina absolutely exceeded our high expectations. The views alone are worth it, not to mention the comfortable beds, nice bathrooms, professional style kitchen, jacuzzi and pool. We really used the pool and terrace quite a bit. The walk to The Old City was easy. Also, we used Uber without difficulty for our traveler with a broken ankle. There were stairs going into the Villa, but she was able to get in without problem since there were handrails. The air conditioning worked well. Ivan was an excellent host and provided the highest level of communication. He would answer our questions within moments. He helped us with transports from the airport and to a restaurant out of town. He also arranged for groceries to be in the Villa already when we arrived. The Villa has a wine refrigerator with a large variety of local wine you can purchase, which was very convenient. We also had the very helpful and pleasant Ivanna who did housekeeping and amazingly even washed our clothes. Seven adults fit comfortably with room for more. All of us highly recommend it. This is an exceptional accommodation.

    When I first booked this property, I cringed slightly because it was a bit over our intended budget. However, it was worth every penny. The location is near a great, uncrowded spot to swim in the cool, beautiful Adriatic Sea (quite a few steps down and up but worth it). It was extremely hot while we there so the 12 – 15 minute walk to Old Town was a little taxing but is otherwise a lovely walk. The home is beautiful and kept very clean by their daily maid service who will also do your laundry. The accommodations were perfect for us. Our party was two couples plus our 22 year old son and 17 year old daughter. We chose the master suite which is a large living area, dining area, bedroom and bath with tons of closet and storage space all closed off by a door for privacy. Our friends took the first ensuite bedroom on the next floor up which has the lovely terrace overlooking the sea. Our daughter took the ensuite bedroom on the same level. Our son took the very cool attic room that you access through spiral stairs that also has an ensuite bathroom. With such a mixed crowd, it worked out perfectly that everyone had their own private space. The ground floor is a wonderful play room for kids as well as a bedroom with two twin beds and a bath. This floor also houses the kitchen. The air conditioning units in each room worked very well. Unfortunately, it was so hot that no one utilized the sauna, the deep claw foot tub or the hot tub outside. The pool, however, was well used and a welcome amenity after hot days of sightseeing. The stocked wine fridge (available for purchase) was also a nice amenity. Ivan is the most gracious host you can imagine. Our family has rented many homes and he was by far the most communicative and kind host we have ever had. Prior to arriving he contacted me to ask if we would like groceries at the home for our arrival. This was welcome after a long day of traveling over to Dubrovnik from the Amalfi Coast.

    Simply put Ivan’s place is stunning. I have stayed in many vacation rentals and I have to say this might have been the best so far. Ivan is the best host ever. The housemaid is beyond amazing. And, the house, well, it’s pretty much perfect. 10 min walk to old town and it’s gorgeous. Super modern, full kitchen and appliances, spotless, beautiful, pool, barbecue, etc, etc. I can’t say enough good things about the hospitality and house. My only regret is not staying longer! :-J
